As of 1st April 2021, every tenancy in England requires a valid EICR. Landlords must share a copy with tenants at the beginning of the tenancy. A valid EICR must include:
An EICR remains valid for up to five years.
An EICR is like a health check for your home's electrical system. Think of it as an MOT. The inspection assesses the condition of your wiring, sockets, light fixtures, and any other electrical installations. In the UK, this should occur at least every ten years in a domestic property. Ideally, a property should be tested before being sold to ascertain its condition.
Electrical safety should be a significant concern for any employer, and the Electricity at Work regulations include all uses of electricity in the workplace. The law states that employers must ensure that their electrical systems are installed safely, regularly maintained and can be worked on safely. An EICR is not a legal requirement, but it is strongly advised to demonstrate concerted compliance with safety.
There are two parts:
Part 1: Visual check. AKS Electrical will inspect accessories and fixtures for deterioration or damage. We also thoroughly check the consumer unit to assess its condition.
Part 2: This involves testing with specialist test equipment. The readings taken are recorded on the test certificate and interpreted to give further insight into the condition of the installation. We produce a detailed report with photographs (if applicable) and include recommendations for any remedial works.
